How much does a garden room cost?
Price depends on the size & specification of the building, and how much involvement you want use to have in the build process. The best way to find out is to give us a call or drop us an email with your basic requirements, and we can provide you with a free no-obligation quote.
When you receive your initial quote from us, you can then up-spec or down-spec the building to meet your price point. We often tweak quotes several times until we get the price and spec right for our clients.
As a rough guide, bare-bones kit prices start from around £2000 up to £10,000 for a really big build, and Turnkey builds start out around £8000 to £30,000 for a large top spec build.
How are your buildings made?
The structural core of the building is made from timber SIPs. These are a PIR (Polyisocyanurate) insulation panel sandwiched between two OSB timber boards which offer good thermal insulation properties.
The outer section is then wrapped with a breathable membrane, battened and faced in a suitable cladding material, ideally a composite board.
The inner section is battened, and generally clad in plasterboard ready for a final skim coat. Electrics can be run in the baton voids before plaster-boarding.
Windows & doors are house spec double glazed units.
We recommend and install EPDM rubber roof covering which are a one piece roof covering with a life expectancy of 50 years.
What about planning permission & building regulations?
Read our guide to planning HERE. Generally, planning & building control are not required under ‘Permitted Development’ rules, but you do have to ensure you follow them so as not to get on the wrong side of planning law.
What base do I need?
The base to your building is also its foundation, so it’s not worth cutting corners at this early stage. Concrete is the preferred base material, but speak with us if you have other ideas and we’ll advise accordingly.
Do I have assurance from you, that I will be satisfied with the finished product?

When & how do I pay?
For kits: payment is due at point of order, and we will confirm a dispatch date at that time.
For skeleton or turnkey builds: we require a depost of 15% at point of order with balance being due two weeks prior to delivery & installation.
We accept most credit & debit cards, and/or bank transfers.
